Siding

This handout is a compilation of some of the standard requirements based on the State Building Code and City Ordinance for projects of this type. This information packet does not contain all the specific codes for construction and should only be used as a guide. The permittee is responsible to meet all code requirements applicable to each project.

Note: If home is a Heritage Preservation Site prior approval from city planner and/or HPC is required before issuance of permit. 

Submittals:

Inspections:

  •       Weather resistive barrier (WRB): Submit photos of each elevation prior to siding installation. Pictures shall include all sealed penetrations and window/door flashing details.
  • Lath (if applicable)
  • Final inspection will automatically be scheduled after approval of submitted photos.       
    • Provide access for properties with latched gates. Call to schedule if applicable.

Typical code requirements for siding:

  • Remove all rotten and damaged sheathing, framing, and insulation.  Framing inspection is required for all framing repairs.
  • Flashing shall be installed at the head and sides of exterior door and window openings and shall extend to the surface of the exterior wall finish or the water resistive barrier.
  • Flashing is required at all horizontal transitions, trim, masonry, deck ledgers, etc.
  • Kick-out flashing is required where the lower portion of a sloped roof stops within the plane of an intersecting wall.
  • WRB shall be installed shingle fashion with minimum 2" laps on horizontal seams and 6” laps on vertical seams.
  • Expanded metal lath shall be installed over 2 layers of grade D building paper.
  • Weep screed is required for metal lathe.
  • All siding products shall be installed according to the manufacturer’s installation instructions.
  • Removal, replacement, or addition of any lights, outlets, or electrical appliances requires an electrical permit.
  • Site Address: Buildings shall be provided with an address identification in contrasting color, 4” minimum height, ½” minimum stroke width.
  • Re-siding: New WRB is required when any complete portions or sides of siding material is replaced.  Existing WRB must be removed and replaced in these areas only.  All homes, attached garages, and detached garages require a WRB under replaced siding regardless of when the home was built.
